We found that big name companies often focus on meeting production quotas and not on quality of service.  It’s the little things we do that distinguish us from other realtors.  Simple, yet often neglected things like promptly returning your calls and emails, being on time, explaining every step of the process, thinking ahead so you don’t have to, and using innovative techniques to market your home.  We value integrity, sincerity, and knowledge.  The best outcome for you is also the best outcome for us.

 

Checklist of Services We Provide for Selling Your Home

 

 

Tour your neighborhood to see comparable properties for sale.

Advertise the property in the newspaper if deemed necessary.

Prepare a Cost Market Analysis to establish fair market value of your home.

Hold open houses if deemed necessary.

Discuss pricing, timing, and showing schedule.

Promptly answer all questions and inquiries about the property from other realtors.

Prepare a list of items that need to be addressed in your home before showing it.

Be available to meet interested parties at the home.

Stage the inside and outside of the home. 

Analyze the feedback, showing activity and current market conditions daily.

Arrange for a cleaning and/or yard service if necessary.

Adjust the price of your home and adjust any staging that we deem necessary.

Prepare and sign listing agreement.

Immediately present and discuss all offers.

Create marketing materials to be left inside your home.

Prequalify potential buyers to ensure they are able to buy the home.

Take photographs of your home and and produce a virtual tour if deemed beneficial.

Negotiate terms of the contract on your behalf.

Get all necessary pre-selling documents completed and signed by you.

Coordinate inspections such as home, termite, and septic.

Place a For Sale sign and a Lockbox on the property.

Ensure all deadlines are met.

Publish the listing information in the MLS along with accurate showing instructions, and directions to your home, photos with creative descriptions, and a virtual tour.

Confirm that all contingencies of the sales contract are complete. 

Publish the listing on Austin Home Search, Realtor. Com, and other IDX exchanges.

Ensure that the title company has opened title on the property and is receiving all the buyer’s loan documents needed to complete the sale.

Notify top producing agents in the city of the new property.

Be available to accept back up offers.

Send out “just listed” postcards to neighbors if deemed useful.

Finalize the details of the closing.

Use the reverse prospecting service in the MLS to notify all buyers that have expressed interest in the area and type of home.

Arrange for the buyer’s walk through before closing.  Resolve any issues that may come up.

Contact you regularly regarding number of showings and feedback from buyers.

Accompany you to closing.

Solicit feedback from every buyer that looks at your home.

Refer you to any other services you’ll need for a successful move.

 

Send out just listed postcards to neighbors.
